Plan a renovation budget, understand usable equity and prepare for lender approval without overlooking common extra costs.
Build a budget you can actually use
Start with written quotes, a detailed scope and a list of items that the quote excludes. Add allowances for permits, designer or engineering fees, utility connections, temporary accommodation and potential variations.
Keep a contingency that reflects the complexity and uncertainty of the job. Older homes and structural projects often involve unknown conditions that are difficult to price perfectly before work begins.
Understand usable equity
Equity is generally the difference between a property's accepted value and the outstanding home loan. Usable equity may be lower because lenders apply loan-to-value limits and assess your ability to repay any additional borrowing.
A rising property value does not automatically guarantee approval for a renovation top-up. Income, debt commitments and lender valuations still matter.
Prepare the right paperwork
A lender may request income documents, mortgage statements, project quotes, plans and approvals. For more extensive works, a building contract, builder details and progress payment schedule may also be needed.
Clear documentation helps explain what you are borrowing for and reduces delays if the lender needs to assess the property's value after the renovation.
Consider the cost of paying over many years
Funding a short-lived upgrade through a long mortgage term can increase its lifetime cost. Compare repayment scenarios and ask whether additional repayments are permitted on the renovation portion of the loan.
Also consider how construction time and any disruption to household income could affect the budget.
Check your plan before work begins
Discuss the finance approach early with a renovation home loan broker, and obtain legal or building advice where needed. That way, the loan structure, payment milestones and scope of work are aligned before you commit.
